1. Is this truly Gulf access?

Not every waterfront home offers access to Charlotte Harbor and the Gulf of Mexico.

Understand exactly where you can go by boat before falling in love with the property.


2. How long does it take to reach Charlotte Harbor?

Ten minutes and forty-five minutes are both considered “Gulf access.”

They offer very different boating experiences.


3. Are there any bridge restrictions?

A bridge that doesn’t affect one buyer may completely eliminate another buyer’s boat.

Always verify bridge clearances if you own—or plan to own—a larger vessel.


4. How deep is the water behind the house?

Depth matters.

Especially at low tide.

A beautiful dock doesn’t help if your boat can’t safely get in or out.


5. Does the boat lift fit my boat?

Don’t assume.

Verify:

  • Capacity
  • Width
  • Length
  • Bunk configuration

6. How old is the seawall?

Age alone isn’t everything.

Condition and maintenance history are often even more important.


7. Has the dock been updated?

Ask whether major repairs or renovations have been completed.

8. Can I upgrade the waterfront later?

If you eventually want:

9. How much boat traffic comes through here?

Neither answer is right or wrong.

10. How wide is the canal?

Canal width influences:

  • Overall boating experience

11. What’s across the canal?

The view matters.

Some homes overlook another backyard.

Others offer long water views, preserves, or open basins.

What you’ll see every morning is worth considering.


12. Has the waterfront been professionally maintained?

Ask about:

  • Seawall inspections
  • Dock repairs

Maintenance history often says a lot about the property.


13. Does this property fit my next boat?

Think beyond today.

If you plan to upgrade in the future, make sure the property can grow with you.


14. Could I enjoy this property if I stopped boating?

15. Would I still love this property ten years from now?

This may be the most important question of all.
